What drywall work costs, directionally.

Drywall pricing is scope-driven, not flat. Below are the categories we price most often and the factors that push a number up or down. For a real number, send us a set of plans or book a walk-through and we will come back with a written estimate.

By scope

Typical categories

Residential new construction

Full-scope hang, tape, and finish on new builds and additions. Typically L4 under flat paint, L5 where specified.

By board sq ft or by house — contact for scope pricing

Includes

  • Layout, hang, and fastener set
  • Three-coat tape and mud
  • Level 4 finish, knockdown or smooth texture
  • Final sanding and walk-through

L5 upgrade typically adds 15–25% depending on ceiling complexity.

Remodel and patch work

Cut-ins, additions, and patch work on existing homes. Priced by scope; small jobs carry a site-visit minimum.

  • Board, tape, and finish to match
  • Texture-match on existing surfaces

Commercial tenant improvement

Office, retail, medical, and light-industrial interior scope. Coordinated with GC and MEP trades on a written schedule.

  • 5/8" Type X at rated assemblies

Pricing tightens with a clean set of plans and a scope call. Rated-assembly work quoted separately when applicable.

Insurance and water-damage repair

Cut-out, patch, and texture-match for water events, settlement cracks, and remediation scope.

What moves the number

Price drivers

Most of the variance between quotes comes from six factors. Understanding them makes it easier to compare estimates apples-to-apples.

Finish level

L3, L4, and L5 carry different labor and material profiles. L5 requires a full skim coat over the entire surface.

Ceiling height and complexity

Vaulted, coffered, and two-story ceilings add staging time. Raking-light exposure may push a ceiling to L5.

Access and staging

Tight stair access, scaffolding needs, or restricted delivery windows change labor. Upper floors or attic cut-ins price differently.

Texture

Knockdown and orange peel are standard. Smooth L5, skip-trowel, and hand-trowel are custom and priced separately.

Schedule

Fast-track schedules with overtime or overnight work carry a premium. Slower schedules with flexible sequencing price lower.

Material spec

Standard 1/2" and 5/8" board is baseline. Moisture-resistant, abuse-resistant, or Type X assemblies add material cost.
